Energy class A building.
The building will be built on a strip foundation.
The main load-bearing structure of the building consists of insulated concrete element walls and monolithic concrete walls. The façade is mainly covered with brick (black) and heat-treated wood boarding. Wood-boarded walls are insulated with 150–200 mm PIR insulation (for example, Kingspan Therma TW58 or equivalent).
The load-bearing walls and walls between apartments are of concrete-element or concrete-filled concrete blocks (Columbia or analogue). The non-load-bearing internal walls of the apartments are lightweight gypsum walls, filled with insulation wool and reinforced to the required extent with fibreboard (for example, to attach a sink to the bathroom wall and install kitchen furniture according to the apartment plan). The walls of the technical communication shafts are of concrete or lightweight concrete blocks.
Hollow core slabs of reinforced concrete. The slabs will be covered with a concrete floor with an additional layer of noise insulation. The cavities of the slabs, crossing each private apartment, will be filled with concrete to prevent further noise between them. The height of the living spaces of the apartments on the 2nd-4th floors is approx. 2885mm and the height of the commercial spaces on the 1st floor is up to approx. 4185 mm.
Prefabricated staircases and landings of reinforced concrete elements, finished with ceramic tiles. There is a handrail on the outer perimeter of the staircase and safety rails above the outer glass façade.
The floors of the balconies are on a steel load-bearing structure covered with weathertight roll material. The walls of balconies and terraces in the volume of the external wall of the building are made of brick or wood (according to the design). The balustrades are made of metal, with metal poles and clear glass, and the outer edge of the handrail has LED profile lighting controlled from the building.
The flat roof of the building is covered with weathertight roll material. The primary insulation for flat roofs and roof terraces is polystyrene foam sheets.
The windows and doors of the 1st floor commercial spaces and the main workshop of the building are triple-glazed, energy-efficient glass-aluminium profile system openings (black inside and outside, the thermal break of the glass package is black). The windows and balcony doors of the apartments on the 2nd–5th floors are triple-glazed, energy-efficient new generation PVC profile windows (colour black from the outside, thermal break of the glazing unit is black). The glazing units on the south-facing windows have an additional sun protection factor. The height of the window openings of apartments on the 2nd–5th floor is 2300 mm (from the floor), and the windows on the side of the terraces of apartments on the 2nd floor are 2100 mm (passage to the terrace from the floor with a step of 200 mm).
The exterior doors of the apartments are smooth, painted (dark grey) solid doors with increased soundproofing, and those for the interior are painted single-leaf, solid doors (colour according to the interior finishing package). The height of the doorways of the apartments is 2300 mm. The main entrance to the dwelling is an aluminium profile door with safety glass, equipped with a door intercom system. The intermediate doors in the common corridors are metal profile doors with safety glass.
1st floor commercial spaces are heated by radiators or convection heating. The apartments are heated by underfloor heating. The source of the heat supply is district heating. The heat consumption of the 1st floor commercial space will be distributed proportionally between the commercial spaces according to the heated area of the 1st floor commercial space. The heat consumption of the apartments on the 2nd–5th floors will be distributed proportionally between the apartments on the 2nd–5th floors according to the heated area of the apartment.
The commercial spaces on the 1st floor are equipped with forced ventilation units with a high heat recovery coefficient and have an indirect-fired water calorifier. The apartments on the 2nd–5th floors are equipped with forced ventilation units with a high heat recovery coefficient and have an electrically heated calorifier. Separately, each apartment on the 2nd–5th floors is provided with a kitchen hood extractor (the kitchen hood will be purchased and installed by the apartment owner).
The 1st floor commercial spaces are equipped with a multi-split cooling system. The apartments on the 2nd–5th floors have a ready-to-use independent multi-split cooling system, where the internal parts of the cooling are installed and functional for each room in all apartments (kitchen-living room and bedrooms).
The necessary hot water is prepared in a heating station. The cold and warm water meters of the apartment ownerships can be read remotely.
Electricity meters for apartment ownerships will be installed in a control room on the parking floor and can be read remotely. All the design sockets, switches and heating thermometers shall be installed in the commercial spaces and apartments. All general and emergency luminaires will be installed in the commercial areas on the 1st floor and in the common areas of the building. For the apartments on the 2nd–4th floors, luminaires will be installed in the sanitary rooms and on the ceilings of the entrance hall and corridor, according to the project. The luminaires on the handrails of the balustrades of the building, under the cornice and canopies of the 1st floor, on the side wall of the ramp of the entrance to the parking floor, courtyard-side façade luminaires, bollard lights on the side of the pavement and the flag mast lighting on the front of the house are LED luminaires generally controlled by the building’s automation system. The roof of the building has a solar power station based on solar panels with a capacity of approximately 74,48 kW (inverter capacity). An advertising column with LED lighting is located on the border of the registered immovable.
The building has 2 passenger lifts with a capacity of 6 people/460 kg; speed is approx. 1.0 m/s.
The parking floor is accessible by car via the rising arm barrier and on foot through the emergency exit or main stairwell.
All commercial spaces and apartments are equipped with fibre-optic connection. Internal communication and security alarm cabling has been installed according to the project. Each room of the apartments on the 2nd–4th floors has facilities for connecting communications equipment. Commercial spaces on the 1st floor are ready for 8 communication cables.
Surveillance cameras with recording equipment are installed in the exterior perimeter, lobby and parking floor of the building.
The building is equipped with the Bisly smart-mode system, which controls the door intercom, the passes to the commercial spaces, general areas and technical rooms, the lifting gate of the parking floor, the internal climate of the building (heating, ventilation, cooling), utility consumption information and the transmission of emergency messages.
The plot is low-lying, there is a flag field in the green area of ​​the building, bike racks are in the courtyard and on the promenade street in front of the building. Waste recycling is solved with a garbage room on the 1st floor of the building. The yard and sidewalks of the property are covered with paving stones (black color).
On the ground floor of the building there are technical rooms and a parking lot (parking for apartments, 40 spaces for cars and 2 spaces for motorcycles). Next to the building there is a parking lot for the building’s guests (15 spaces).
